Requirements:

  • Main applicant:
    The main applicant must be over 18 years old
    In certain circumstances, minor child can also apply independently as the main applicant

    Adult child under 24 years old in full time education can be included
  • Parents:

Investments

The Greece Golden Visa scheme offers four real estate investment options: 

  1. Invest €800,000 in real estate in popular regions (Attica, Thessaloniki, Mykonos, Santorini, and certain islands); 
  2. Invest €400,000 in real estate in other regions (minimum 120 sqm); 
  3. Invest €250,000 in restoring listed historic buildings; 
  4. Invest €250,000 in converting commercial properties to residential use. 

The most popular choice is the €250,000 investment in commercial-to-residential conversions.

The Athens Port Residences 

Thanks to our strong connections with a renowned property developer in Greece, we are proud to present the first government-approved property project transitioning from commercial to residential use in 2025: The Athens Port Residences. 

Located in Piraeus, just 20 minutes from Athens city center, the Athens Port Residences are conveniently situated near universities, subways, and the port. This landmark property offers direct access to Piraeus’s historic port and Athens’s city center, blending convenience with luxury. Designed to meet the growing demand for high-end living, the project integrates business, education, urban amenities, and sports facilities, establishing itself as a premier address in a rapidly developing area.

Starting with a minimum investment of €250,000, the property offers 408 newly furnished residential units, including studio apartments and one- to two-bedroom apartments. The construction period is expected to last two years, with completion anticipated in spring 2027. 

Upon completion, the developer will rent the property as serviced apartments, providing investors with a guaranteed gross return of 3% per year (€7,500 per annum). Lease options of 10 or 20 years are available, along with projected annual capital appreciation of 4% to 7% over the next decade.

  1. Consultation Meeting

  2. Tax Number
    Our lawyer in Greece will act as your tax representative, and apply the Greek Tax Number (NIF) for you and any family members aged over 16. This process will take around 5 working days.
  3. Complete the Investment
    Once your funds are ready, you can transfer them directly from your overseas account to the property developer’s bank account in Greece. Upon completion, the property’s public deed will be available within approximately one week.
  4. Documents Preparation
    You will need to collect the necessary documents for your Golden Visa application, including your identity documents and apostilled documents.
  5. Visa Submission
    Our lawyer in Greece will submit your application online, and the current processing time for pre-approval is approximately 2 to 4 weeks.
  6. Visa Approval
    Once your application is approved, you and your family members will need to travel to Greece within 4 to 6 months to provide biometric information at the visa center. Our lawyer in Greece will accompany you to this appointment.
  7. Residence Card
    After your appointment, you will receive a 5-year residence card, allowing you to live in Greece and travel freely within the Schengen Area. Please note that, as a golden visa holder, you can start your own business, but you cannot undertake employment in Greece.
  8. Residency Renewal
    At the end of the 5-year residency card, you must apply for renewal, proving you have maintained your property investment. Our lawyer in Portugal will handle this process for you. 
  9. Apply for Citizenship
    After seven years, you can apply for citizenship in Greece, provided you have resided in the country for at least 6 months during the past 7 years and successfully pass the language and naturalization tests.
